  • HOA Fees

    Maintaining our community is an integral part of the HOA duties and regular upkeep helps keep home values and the attractiveness of our community as a top priority.

    In addition to regular maintenance costs, the HOA is responsible for putting money into a reserve fund. The reserve funds are used as a means to prepare for the future. They are liquid assets that are used to meet future financial obligations. Reserve funds are primarily used for costs associated with the upkeep of HOA owned assets in excess of budgeted maintenance. Based on a reserve fund study completed in 2018, over the last several years, the reserve fund account has become lower than is recommended

    During these years, the HOA has built a new clubhouse, reconstructed the pool and added a splash pad. We have added to the funding for the bridges to the Junior High and High school as well as the hawk light for safe crossing of our residents. We have replaced sections of wood fence with more sturdy and durable brick fencing. This has all been completed without raising the community assessments. Assessments for the Falcon Ranch HOA have not been increased for 13 years

    Looking ahead to 2022, the board has determined that in order to meet our deficit reserve obligations and continue to keep up our maintenance costs to retain the value and attractiveness of our community, we will be raising the annual assessments from $594 to $694 annually, beginning in 2022. This is an increase of $8.33 per month. We would encourage all families to look ahead to the upcoming year to determine the best way to fit this additional cost into their budgets. Keep in mind, all residents have the ability to pre pay upcoming assessments through monthly payments on the Spectrum website. www.spectrumam.com Prepayment is a great way to minimize the impact assessments have on your expenses at the beginning of each year.

    If you have any questions or concerns regarding this increase, or any other community issues, we encourage you to attend the monthly HOA Board meetings where all residents can hear the board decisions regarding maintenance and improvement expenditures and ask questions. Meeting information is sent by eblast, posted on Nextdoor, and Spectrum’s Website.

The Falcon Ranch Board of Directors are delighted to introduce you to the new Social Committee Members.

As you can see by the attached picture, they were very busy decorating for our last Social Event for 2022, “Afternoon With Santa” Which included Crafts, cookie decorating, Pictures with Santa, and a Hot Chocolate cart which was a big hit —- And Snow!! Yes, we even had Snow!!

The committee did a great job. It was a big hit with children And Parents.

Improvements Committee:



Landscaping Committee: Mary Beth Jones

Falcon Ranch is delighted to introduce two new volunteers for the Landscape Committee. 

Audrey Heine and Iris Rameriz will be an integral part of the committee. Both ladies are long time residents of Falcon Ranch and Garden Enthusiasts. Please welcome Audrey and Iris.


With Spring approaching, the Landscape Committee has been busy with Projects, Deciding on Seasonal Flowers, and working with Earthcare Management on schedules for the upcoming months,


Our first Project for 2023 is in the works.  We are upgrading and improving the Landscape by adding Sod and crushed granite to bare areas around the Club House, Pool and Tennis Courts.  We will be doing the finishing touches in March.

We will also be refreshing the Kiddie Cushion in the Play Ground area.


Our Goal is to keep making Landscape upgrades and improvements that will make our Community appealing and welcoming.


Welcoming Committee: Mary Beth Jones

The Falcon Ranch HOA has launched the Falcon Ranch Welcome Committee. We are excited to introduce our new residents. Our goal is to present a Welcome Reusable Bag to each new resident. Each Bag will contain important information about our community, instructions for easy access to communication tools to familiarize them with our Community Management Company, Amenities, and Upcoming events – and much more. We have had an overwhelming response from our local Vendors who donated items to give to each new resident. We would like to thank them all for their generosity.
