    The subject of the meeting is general business of the Association, including discussion of items related to the Association budget and expenditures.


    Items that may be discussed in executive session include actions involving personnel, pending or threatened litigation, contract negotiations, enforcement actions, ACC denial hearings, confidential communications with the Association attorney, matters involving invasion of privacy of owners, and other matters that are confidential by request of an affected party and agreement of the Board.

    It's time to clean out your homes and turn your unused items into cash! Our spring garage sale will be held on Saturday, April 13 from 7:00 AM to 2:00 PM.


    Here are some top tips to prepare for your garage sale:

    Start early: Begin sorting through your items well in advance to ensure a well-organized sale day.

    Price wisely: Research similar items to set reasonable prices that attract buyers. Place price tags or labels on items you plan to include in your sale before the sale date.

    Organize efficiently: Display items neatly and categorize them for easy browsing, and organize clothing by size and gender.

    Spruce up: Wipe down any items that may have collected dust, including your display tables, for higher appeal ad presentation.

    Offer deals: Consider bundle discounts or special offers to entice shoppers.

    Be alert: Place high-value items in a visible area for safekeeping and to attract potential customers to your sale. Have cash on hand in a lock box to make change for your customers, and keep your cash box closely at all times.

  • Falcon Ranch HOA 2023 Accomplishments

    This year, Falcon Ranch HOA achieved significant milestones in both community

    development and financial management, guided by the core tenets of transparency, financial responsibility, and community engagement.


    Financial Innovations:

    Under the new rising interest rate environment, the board proactively sought

    opportunities to optimize the HOA's idle funds, adhering to Spectrum

    Management company's criteria. Our strategic initiatives included:

    -Investing $200K in a 6-month CD at a 5.4% interest rate, expecting to earn

    almost $11K annually.

    - Transferring funds to a Money Market Account for better earnings while

    maintaining full access for HOA needs.

    - Planning for future excess funds from 2024 dues, considering laddering

    strategies in 3-month CDs to maximize returns without compromising

    liquidity.


    Community Enhancements:

    We also have also made substantial improvements to our neighborhood's infrastructure and aesthetics, ensuring a safer, more enjoyable environment for all residents.


    - Partnered with Fort Bend Roads and Bridges to repair street signs and

    crumbled curbs.

    - Collaborated with CP Energy for street light replacements and LED

    conversion planning.

    - Conducted extensive tree trimming and metal fence repairs in common

    areas.

    - Power-washed HOA brick fences and made landscape enhancements at

    Westheimer-Falcon Hill Entrance and the Club House.


    -Initiated plans with Commissioner Morales’s staff for sidewalk installation

    on Falcon Landing.

    - Redesigned the Westheimer Main Entrance Flower Bed and improved the

    Main Entrance Pond area.

    - Developed an ACC Charter and streamlined the ACC process for easier community member participation.


    Community Engagement:

    Our commitment to fostering a vibrant community was evident through various

    social events that brought neighbors together, celebrating and strengthening our

    community bonds.

    In 2023, Falcon Ranch HOA not only enhanced our financial standing through

    There is no garbage or recycling collection service on

    If you garbage service day falls on a holiday, it will be collected on your next scheduled trash day. 

  • Getting a Pool/Splash Pad/ Tennis Court Pass

    The Falcon Ranch has upgraded the current pool, tennis court, and splash pad gate system in the community.

    All Falcon Ranch Residents MUST  have the Brivo App or a FOB to access the entry gates to the Splash Pad,  Swimming Pool and Tennis Court,

  • Fining Policy

    After careful review and consideration, the Falcon Ranch Board of Directors has voted and approved the update of the Association's fine policy in regard to Deed Restriction Enforcement within our community.


    This change, which was approved in the March 2023 Board of Directors meeting, is included here for your review. The Policy will go into effect Thursday, June 1, 2023. In order to avoid fines, please review the Governing Documents for the Association, available on the SpectrumAM app, and correct any infractions in a timely manner.

    It’s that time again.  Be the first to sign up for a free Existing Irrigation System  Evaluation.  The W.I.S.E Guys program results will give you recommendations for improving the performance of your system.  The evaluation can Save You Money On Your Water Bill.  Who doesn’t want to save Money - AND IT’S FREE!!!


    The Program is provided by the North Fort Bend Water Authority’s 

    Water Irrigation Evaluation

    The W.I.S.E. Guys residential program provided by the North Fort Bend Water Authority's water conservation program, Larry's Toolbox, is a FREE water conservation service offered to residents of FBC MUD 124


    This program evaluates your existing residential irrigation system and makes recommendations for improving the performance of the system and the scheduling of the controller to eliminate unnecessary waste.


    The W.I.S.E. Guys program is a free, no obligations offer for residents of FBC MUD 124. The goal is to conserve water. You are not required to make any adjustments or repairs to your system.


    Register Online

    Your application will be assigned to an approvedW.I.S.E. Guys contractor who will contact you within seven days to schedule an evaluation.


    The W.I.S.E. Guys contractor will evaluate your irrigation system and makes recommendations for improvement to the performance and scheduling of the system to eliminate unnecessary waste and save money on your water bills.


    The W.I.S.E. Guys contractor will not make any repairs to your system as part of this evaluation service, it is an evaluation only. The W.I.S.E. Guyscontractor will make the recommended adjustments to the system controller only if the customer allows such adjustments. In many instances the adjustment to the system controller is the first step to water conservation and lower water bills.


    A resident is under no obligation to hire theW.I.S.E. Guys contractor to repair any problems found within their system. However, up to 80% of the residents with problems are requesting immediate repairs to help them save water right away.

  • What are the pool & splash pad hours?

    The Falcon Ranch Homeowners Association Splash Pad will open on Friday, May 12, 2023. The Splash pad is open daily from 8:00 a.m. to 8:00 p.m. The Pool will open on Saturday, May 27.


    In order to access the Splash Pad and Pool you will need to register with the new system installed earlier this year. We have enclosed the instructions in case you have not already done so.


    2023 Pool Season Schedule

    The pool opens Saturday, May 27, and will stay open full time until Sunday, August 13. Then, the pool will be open on weekends until Sunday, September 24.


    The pool will be open during the following hours, weather permitting:

    Tuesday through Saturday: 10:00 a.m. to 8:00 p.m.

    Sunday: 12:00 p.m. - 8:00 p.m.

    Monday: Closed for Cleanings (If a national holiday falls on Monday, the pool will be closed for cleaning the following Tuesday. Your pool access device will not grant access outside of the above-outlined times, unless otherwise notified by a member of the Board of Directors.)

  • Whom do I contact if I see a Community Emergency after hours such as excessive sprinklers

  • How do I reserve the clubhouse?

    The clubhouse is open for homeowner use by reservation only. The costs are: $300.00 for Rental.  $500.00 Deposit. 

    To reserve the clubhouse, please contact Spectrum Association Management at reservations@spectrumam.com. Reservations are on a first-come, first-served basis. Please note the capacity is 60 people.

    Please note:  The Association cannot be responsible or monitor compliance with these orders. In addition, each reservation will require the attached waiver to be signed acknowledging the inherent risks associated and assuming all responsibility. Thank you for your understanding.   • When are the garage sales?

    Our garage sales are in April and October. Dates will be advertised in advance. 



  • What are trash/recycling days and rules?

    Recycle is only on Tuesday. Garbage pick up is Tuesday and Friday at 7am. Trash cans can be left by the garage; recycling bins must be at the curb. Two large items per day. Tree branches must be cut no larger than 4 inches in diameter, no longer than 4 feet and tied and bundled no heavier than 40 pounds. The bundles must be separated to show that they are clearly tied and bundled. No construction debris, tile, dirt, rocks, bricks, tires, car batteries, mattresses, box springs, dishwashers, stoves, microwaves, and sofas, etc. No liquids of any kind: oil, fertilizers or pesticides, or any type of chlorine. Paint cans can be collected if the paint in the can is dry. Remove the lid to show it is dry. Call Best Trash 281-313-2378 to report issues or if you have questions.
